William S. Marlow and Member James A. DeLeo.

After reviewing all the information submitted by both parties and conducting an inspection of the property, the
Board concurred to reduce the improvement value of the property by 5% due to the hostile lease agreement.
Vice-Chairman Marlow moved to reduce the value of parcel number 989700611 from $598,935 ($192,875
for the land and $406,060 for the improvements) to $578,632 ($192,875 for the land and $385,757 for the
improvements). Member DeLeo seconded the motion which carried by a unanimous vote. (See also minutes

After reviewing all the information submitted by all parties and conducting an inspection ofthe property, the
Board agreed that the land value of one of the parcels is fair and equitable, while the land value of three of the
parcels should be reduced by 50% based on the cost to make road improvements and bring in sewer and
utilities, as well as the new regulations recently adopted by the City of Port Townsend which require a
minimum of I acre for the installation of septic systems. Vice-Chairman Marlow moved to sustain the
valuation of$40,800 for parcel number 972 901 701 as it reflects fair market value. Member DeLeo seconded
