DETERMINATIONS Bruce & Magdalena Henricus 23 Raeburn Court Port Ludlow, WA 98365 BOE: 00-100-LO PN: 995700011 After reviewing all the information submitted by both parties and conducting an inspection of the property, the Board concurred that the appellant's purchase price best reflects fair market value of this parcel due to topography; set-back requirements from right-of-way; county building regulations on steep slopes; and associated building costs. Vice-Chairman Broders moved to overrule the Assessor's determination of value and reduce it from $53,000 to $14,000. Member DeLeo seconded the motion which carried by a unanimous vote. (See also minutes of December 5,2000) Paul Kay 1041 Brook Lane SW Lakewood, W A 98499 BOE: 00-101-R PN: 701325011 After reviewing all the information submitted by both parties and conducting an inspection of the property, the Board concurred that this is an appeal of new construction value and therefore, the Board is unable to address the value of the land. It is the finding of the Board that the current assessment could be obtained if the property were listed on the open market, thereby, reflecting fair market value. Vice-Chairman Broders moved to sustain the Assessor's determination of value in the amount of $208,300 ($85,475 for the land and $122,825 for the improvements). Member DeLeo seconded the motion which carried by a unanimous vote. NE Seattle, W A 98105 BOE: 00-98-R PN: 701344015 The Board reviewed all the information submitted by both parties and conducted a physical inspection of the property. It was agreed that the land value be reduced by $20,000 to reflect the instability of the property due to severe land slides. Vice-Chairman Broders moved to overrule the Assessor's determination of value and reduce it from $153,850 ($73,750 for the land and $80,100 for the improvements) to $133,850 ($53,750 for the land and $80,100 for the improvements). Member DeLeo seconded the motion which carried by a unanimous vote. (See also minutes of December 5,2000) The Board concurred to file a request for reconvening with the Washington State Department of Revenue for the purpose of equalizing property values due to possible inequities resulting from the potential outcome of the appeals filed by Philip Irvin. It was agreed to postpone making a decision on the 18 appeals filed by Mr. Irvin until the Department of Revenue has responded to the Board's request to reconvene. Meeting adjourned.
