Since my initial inspection of the property two years ago I have visited the property and the shoreline below the property six different times as part of your proposal as well as projects in the vicinity. This letter specifically addresses issues indicated by Michelle Farfan with Jefferson County Department of Community Development dated July 23, 2007. I visited the.-site with Michelle Farfan in October and found the proposed development of the site consistent with my recommendations. Specifically: 1) The 65-foot building setback I recommended has been staked and verified in the field and. the proposed building on the site is outside the 65-foot setback. 2) Since the original June 20, 2006 report, there have been no changes in shoreline bank conditions that would lead to a different conclusion regarding the adequacy of the set back recommendation of 65 feet. 3) I have reviewed the site plan for the location of storm water run off. The plan indicates that storm water run off from the driveway will be allowed to sheet flow off the driveway and that footing drains and down spouts will direct water into adispersion/infiltration trench located on the southern portion of the southwest side of the property.- Due to the .relatively coarse grained nature of the soils at the site, dispersion and,infiltration of water at this location will not cause negative impacts to the bluff slope or other properties. 4) Burial or removal of the existing old foundation on the. north portion of the lot will not cause any slope problems for the slope. Leaving the existing former basement foundation and concrete garage- slab: will be acceptable and will not cause slope problems. 5) I inspected the proposed home site stakes and determined that the entire home site is located at least 65 feet back from the tap of the steep slope as measured parallel to the slope. I also inspected the existing retaining wall on the southwest side of the property. An email to Michelle Farfan indicated that wall may be bowing outward due to hydrostatic pressure. I saw no evidence of the wall bowing outward or being pushed over. Should you have any questions regarding our reconnaissance please contact our office at (360) 714-9409.
