Marlow Richard A. Broders Chairman Vice -Chairman Member Chairman William S. Marlow called the meeting to order at 10:00 a.m. in the presence of Vice -Chairman Richard A. Broders and Member James A. DeLeo. DETERMINATIONS William & Lorna McKinley, Trustees BOE: 04-40-R PN: 964 900 017 50-1 Harborview Drive Port Townsend, WA 98368 After reviewing all the information presented by both parties and conducting a physical inspection of the property, the Board finds that the Assessor's valuation accurately reflects fair market value based on sales of comparable properties. The valuations of the units when compared on a square footage basis also seem to be consistent. Vice -Chairman Broders moved to sustain the valuation of $160,990 (556,250 for the land and $104,740 for the improvements). Member DeLeo seconded the motion which carried by a unanimous vote. (See also minutes of January 10, 2005) Isa Family Trust BOE: 04 -41 -LO PN: 951 907 313 1870 Sakai Village Loop Bainbridge Island, WA 98110 After reviewing all the information presented by both parties and conducting a physical inspection of the property, the Board determined that this property accurately reflects fair market value based on sales of comparable properties. An adjacent parcel (lots 15 & 16) was pointed out by the appellant to be similar property, but, valued by the Assessor at a much reduced amount. State law requires that property must be valued at 100% of its fair market value, and that valuations of other properties shall not be considered. However, equity is an important component in tax fairness. We find that this particular parcel (lots 15 & Phone (360)385-9100 Fax (360)385-9382 jeffbocca&. o.jefferson.wa.us Board of Equalization Minutes - February 8, 2005 Page 2 16) is likely "undervalued", notwithstanding the fact that it was valued as excess lots "attached" to other lots located across a platted street. This undervalue of adjacent property does not alter the fact that the appellant's property is correctly valued. (See also minutes of January 10, 2005) Meeting adjourned.
