Broders James A. DeLeo Chairman Vice-Chairman Member Chairman William S. Marlow called the meeting to order at 9:30 a.m. in the presence of Vice-Chairman Richard A. Broders and Member James A. DeLeo. APPROVAL OF MINUTES Vice Chairman Broders moved to approve the minutes of October 17, 18 & 24,2005 and November 8, 21 & 22,2005. Member DeLeo seconded the motion which carried by a unanimous vote. ASSESSMENT CORRECTION Vice Chairman Broders moved to accept the following assessment correction. Member DeLeo seconded the motion which carried by a unanimous vote. APPELLANT Victor Zefas APPEAL NO. A reduction in value was made by the Assessor's office because the property is "subsidized housing" and its income is regulated by government restrictions. Vice-Chairman Broders moved to sustain the Assessor's valuation of$1,671,330 ($749,760 for the land and $921,570 for the improvements). Scott Phinney/Christopher Robinson 1 Mount Jefferson Terrace Lake Oswego, W A 97035 BOE: 05-37-C PN: 948314201 The Board carefully considered the testimony of both parties and conducted a physical inspection ofthe property. This property is subject to government restrictions for subsidized housing, but, no valuation reduction was made by the Assessor's office to reflect those restrictions. Based on the testimony of the Assessor's representative, the Board concurred to reduce the improvement value by $500,000. Vice- Chairman Broders moved to overrule the Assessor's determination of value in the amount of$I,820,600 ($712,600 for the land and $1,108,000 for the improvements) and reduce it to $1,320,600 ($712,600 for the land and $608,000 for the improvements). However, the appellant's information was not found to be clear, cogent and convincing to such an extent necessary to overrule the Assessor's determination of value.
