Having considered the evidence presented by the parties in this appeal,

Appellant's Argument and Evidence:The Appellant states that the property's
value should be reduced since it is unbuildable due to Ocean Grove covenants
and Jefferson County land use codes.
Assessor's Argument and Evidence: The Assessor's Representative
presented three comparable properties showing the market value in the subject
neighborhood that reflected the rising trend of market values from the years they
were sold. The assessors did not raise the value of subject property from 2022.
Decision:After consideration, the Board finds the Appellant did not present the
clear, cogent, and convincing evidence necessary to overcome the presumptive
correctness of the value established by the Assessor. The Board of Equalization
sustains the value established by the Assessor.
