Having considered the evidence presented by the parties in this appeal,

Appellant's Argument and Evldsncae The Appellant states that the property's
value should not go up since it does not meet the minimum size for a residence
to be built.
Assessor's Argument and Evidence:The Assessor's Representative
presented three comparable properties showing the market value in the subject
neighborhood that reflected the trending market sales values for the years they
were sold. The comparables indicate that the properties, that also do not meet
the minimum size for residences to be built, reflect values more in line with
current market sales' values than the subject property's value was before it was
brought up in 2023 to the current assessed value.
Decision:After consideration, the Board finds the Appellant did not present the
clear, cogent, and convincing evidence necessary to overcome the presumptive
correctness of the value established by the Assessor. The Board of Equalization
sustains the value established by the Assessor.
