Having considered the evidence presented by the parties in this appeal,

Appellant's Argument and Evidence:The Appellants argued that the value of the land should be
reduced thereby reducing the total assessment and provided two sales of vacant land.
Assessor's Argument and Evidence:The Assessor's Representative presented three comparable
properties showing a higher market value of similar properties in the subject neighborhood. The
Appellants purchased the property for$525,000 one month before the assessment date. The fair
market value is determined by looking at the property as a whole.
Decision:After consideration, the Board finds the Appellant did not present the clear, cogent and
convincing evidence necessary to overcome the presumptive correctness of the value established
by the Assessor. The Board of Equalization sustains the value established by the sensor.
