Assessor's Value Appellant(s) BOE's Request Determination Land $ 105,000 100,000 105,000 Improvement/Bldgs 573.243 499,000 573,243 678,243 599,000 678,243 Appellant's Argument and Evidence:The Appellant states that the property he purchased in August 2023 for$599,000 should maintain that same value as he thinks home values have not risen since 2022, and in fact, have decreased by at least 10% in some cases. He presented one possible comparable property with a sale date of 1/16/2021 at$625,000. Assessor's Argument and Evidence:The Assessor's Representative presented four comparable properties showing the market value of similar properties as the subject property. It is apparent that the trended market values of those properties has risen year to year and reflect a more accurate market value. The Appellant purchased the property for less than its full fair market value. Decision:After consideration the Board finds the Appellant did not present the clear, cogent and convincing evidence necessary to overcome the presumptive correctness of the value established by the Assessor. The Board of Equalization sustains the value established by the Assessor.
