Fieldwork to detennine the actual wetland ootmdaries was condU<<?ted according to the methodology outlined in the Washington State Wetland Identification and Delineation Manual (Department of Ecology #96-94) and Jefferson County Unified Development Code (UDC) dated January 1,2001. Land use restrictions will apply to all future developments associated with this parcel. Description of Site · Legal Description: Parcel #901353007 Section 35 Township 29N Range lW · Location: Egg and I Ridge Road Chimacum, Washington (off of Egg and I Road, approximately 1 mile from Center Valley Road, Jefferson Cotmty) · Soils: Aud aDd Ale Alderwood gravelly loamy sand . Slopes: 0 to 30% slopes The 2.6 acre rectangular parcel (170' X 608') is open and consists ofapasture grasses with a few maples and firs near Egg and I Ridge Road. The site slopes to the east with an elevation variation of 80 feet from Egg and I Ridge Road to the valley floor. Adjacent parcels have single family homes; the neighbor to the south has excavated a pond that retains year-round water. Inc August 08 Findings Wetlands as shown on the Jefferson Critical Areas Map were not observed. The slope was completely dry with no wetland soils or wetland vegetation. At the base of the slope was a small area with wetland grasses and common rush. At this location the soils had hydric conditions (lOYR 3/2 with distinct mottles lOYR 5/4) but the soils were dry. Wetland hydrology is often absent at this time of year. This pocket wetland does not appear to have a distinct overland connection with the excavated pond on the neighboring parcel (approximately 150 feet away). Using the Department of Ecology Wetland Field Data Form this wetland rates as a low quality Category IV wetland (11 points). Ail Category IV wetlands receive protective buffers of 40 feet if the wetland is delineated and 60 feet if the wetland is not delineated (Tables 18.22.330(2) page 28 Wetland Categories for Moderate Impact Land Uses (over 1 acre). Enclosed is the Wetland Rating Form. Since this wetland was not delineated it will have 60 foot buffers. The edge of the wetland is approximately 400 feet from Egg and I Ridge Road. Wetland edges and associated buffers, as observed during this Level I Assessment are well outside the proposed building envelope as shown in the site plan developed by Terhune Custom Homes (7/22/08). The homesite and septic are within the upper portions the slope and are approximately 180 feet from the wetland edge. Final authority over wetland determinations and associated buffers rests with Jefferson County Department of Community Development.
