POD hours are Mon, Tues, Thurs 9a - 1p or Wed 1:30 - 4:30. A parcel number would be most helpful in providing you accurate answers. The provisions I mentioned below address how any remodel/replacement new development would be handled by the new SMP should the current proposal be adopted as written. See also PDSMP Article 8.8 Residential for proposed policies and regulations. A remodel within the existing footprint, may not trigger review under the new SMP - depends on exactly what is proposed, what the SED is, etc. There are also the vegetation conservation requirements of Article 6.4. <><><><><><><><><><><><><><><><><> Michelle McConnell, Associate Planner - LRP Lead Shoreline Master Program (SMP) Update Project Manager Direct: 360.379.4484 Web: http://www.co.iefferson.wa.us/commdevelopment/ShorelinePlanning.htm NEW OFFICE HOURS: 9 a - 4:30 p Monday - Thursday; Closed on Friday <><><><><><><><><><><><><><><><><> NOTE: All e-mail sent to this address will be received by the Jefferson County e-mail system and are subject to Public Disclosure under Chapter 42.56 RCW. (Imagine standing on the upland and looking out over a much-degraded wetland and then there is the sandy beach.) The question is, what is the setback NOW for a remodel or replacement on this property and what will it be when the new shoreline rules take place. What affect does the current CAO have on this lot? I'm not totally clear on the situation you're describing. Take a look at Article 6.0 of the Preliminary Draft SMP, especially: . 6.0.7 Multiple Buffers · 6.0.11 Alternative Protection via CASPs Take a look at the jurisdiction maps online at http://www.co.iefferson.wa.us/commdevelopment/ShorelinePlanning.htm# Preliminarv Draft SMP (PDSMPl Review the CAD Adoption by Reference section in Article 1.6 of the PDSMP And look at the Critical Area buffer standards for wetlands at JCC 18.22.330 in Section 6 Questions about how current code applies to a parcel should go to our Planner ofthe Day at 379-4450 Hope that helps, <><><><><><><><><><><><><><><><><> Michelle McConnell, Associate Planner - LRP Lead Shoreline Master Program (SMP) Update Project Manager Direct: 360.379.4484 Web: http://www.co.jefferson.wa.us/commdeve1opment/Shore1inePlanning.htm NEW OFFICE HOURS: 9 a - 4:30 p Monday - Thursday; Closed on Friday <><><><><><><><><><><><><><><><><> NOTE: All 8-mall sent to this address will be received by the Jefferson County 8-mail system and are subject to Public Disclosure under Chapter 42.56 RCW. What would the setback now under the current guidelines and CAO? Barbara Blowers 2
