All the waterfront lots I have seen platted for residential purposes are only half acre or smaller, so, to plan around an existing 7'3~ (1"set~back, with the minimum distances per the existing code requirement for water supply and septic layout, makes it very restrictive and difficult to plan as it is. The proposal of increasing the set-back 11 (1 to 160 feet (per article 6a) of the preliminary draft SMP would surely destroy many peoples plans for building, or worst of all, it may even possibly make their parcels unbuildable, which would be disastrous for the owners, as well as for the County. All our adjacent neighbors seem to be very happy with their homes built some which appears to be 25'?, 5(1' & 7'3 set- backs and with their access to the beach via stairs without any problems.
