I am writing to provide my comments and input on the Preliminary Draft Shoreline Master Plan.
I am most concerned about the changes to the setback rules. The dramatic increase in the distance
buildings must be set from the mean high water line dramatically impacts property owners, as it
would prevent many of them from rebuilding their primary residence in the event they needed to
rebuild their home due to fire or other disaster. This change reduces the property values when the
economic conditions are already driving property values lower, and when lower property values
continue to force our economy into worse shape.
I support environmental improvements and recognize that people must end up taking on the
burden to improve the ecology of our Puget Sound, but the plan must be changed to protect the
home owners and home values, either by stronger grand-father rules or another mechanism.
