I support the concept of master-planning sensitive areas. As the owner of undeveloped shorline propertYI I have concerns about one element in Article 61 the proposed set-back to 110-160 feet. Most of the other lots in my neighborhood (Old Oak Bay Road) have built houses much closer to the shoreline than this. I don't think that I should be subject to new restrictions just because I'm the last one to develop. I support the Vegetation Conservation item in Article 6. By way of coincidencel approx. 3/8 of my lot was cleared in a trespass action by a neighbor 1 and I will be replanting large native nursery stock trees on that portion of my lot now that I have prevailed in Court. I consider large-scale clearing of large lotsl largely done my my fellow Californians 1 to be wastful and detrimental to natural values. Thank you for your consideration of my views. Edward B.
