We ask that you heed their advice with regard to the changes which they recommend to the draft SMP, particularly with regard to the proposed 150 ft. setback, the right to rebuild in case of destruction by fire, and right of personal beach access for each property owner. The 160 ft. building setback requirement is truly a one size fits all! The degree ;of stability varies with the individual bluff height and geologic conditions. For instance, our bluff is 40 to 50 feet high, is completely covered with vegetation, and has had almost no erosion these thirty-six years of our ownership[. In no way are we endangering our bluff or polluting our beach, nor would we ever want to. Because of the shape of our one acre plus lot, should our home burn we could not possibly meet the proposed enlarged set back for rebuilding Further, the requirement of no more than one beach access stairway for each 300 feet of frontage would unfairly deny the individual land owner safe and reasonable use of their properties. 6/17/2009 Page 2 of2 There are existing requirements and design standards which safeguard bank stability. To extend these to include the restrictive provisions proposed in the draft SMP we believe is unnecessary and unfair. Please listen to your planning commission.
