d. Vertical position or positions of the plane of each floor or ceiling in an>' apace unit 'shall be
referenced to its elevation above recorded datum and shown on the face of the plat as "Floor Elevation
Ceiling Elevation II The reference plans for elevations shall be noted on the plat.
e. Each floor plan of the permanent structure shall be shown as well as basement and floor' levels
and area of plot plat. The dimensions and ties shown for each parcel shall be definite enough with respect to
both vertical and horizontal control so that the boundaries of each apartment may be accur ately located by
the use of standard survey methods. '

f. All unit or apartment property lines shall be the interior surfaces of the perimeter' walls, floor,
ceiling, window, and doors thereof.

a. Land which has been found to be unsuitable for subdivision due to flooding, poor drainge, steep
slopes, rock'formatione, or other features likely to be harmful to the safety and generi:l.l welfare of the future
resdents shall not be subdivided unless adequate methods, approved by the Engineer and Health Officer, are
planned for overcoming the'se conditions.
g. Apartment numbers and the plat unit must be the same. The plat name and apartment building
must be the same.

Section 5.04 Certification The concominium plat must contain all of the certifications and approvals re~
quired for any plat. Dedications of public areas and facilities, and the grant to apartment owners of private
easements in common areas and facilities, shall conform with all applicable" codes and ordinances of Jefferson
County. Each condominium plat shall contain a eertification by the architect or a licensed civil engineer or
registered land sUDveyor that the plat is in agreement with the building plan.
Section 5.05 Percentag-e of Unit Interest - The percentage of undivided interest must be shown on the plat as
well as in declaration. The percentage should be expressed in decimal form. Any chage of percentage of
interest shall be filed for record with the Jefferson County Auditor, and the Auditor shall make a notation
on the margin of the 'plat of such amendment, the date therof, and the recording reference numbers.

Section 5.06 Declaration - A declaration, the instrument by which the property is submitted to provision
of the stat~ law, must be filed with the Jefferson County Auditor at the time the plc.t is filed.
Section 5.07 Notice of Bv-Law's - The by-laws under wihich the building, constituted as a condominum, is
administered 'should not be part of the plat. The current by-laws shall be recorded in the office of the,
Jefferson County Auditor. Reference'to the general index or receiving number and to the volume and page whei'e
recorded shall be included in any instrument of transfer of any or all units as a restriction on the title of
such units.
Section 6.01 Provisions of the Comprehensive Plan - All subdivisions shall reflect and be guided by provisions
of the Comprehensive Plan or other development plans as maw be adopted by the Board and the Commission. "
b. The proposed subdivision shall provide for such requirements as contained in the Comprehens
Plan for Jefferson County or portions thereof, as may be adopted by the Board of C'ounty Commissioners.
Section 6. 02 Streeto-R~lation to Adjoining Street Systems - The layout of streets !,hall provide fO,r the con-
inuationci principal streets existing in adjoining subdivisions. When adjoining property is not subdivided,
principal streets in the proposed plat shall provide p.ccess to such unplatted property when necessary~

Section 6.03 Streets-Private - Private streets and roads may be allowed but they must conform to all county
road standards. (See 4. 07-(b) herein)
Section 6,04 Streets -Dead-end - Steets designed to have one end permanently closed or in the form of a
cui-de-sac shall be provided at the closed end with a turn-around having a minimum right-of-way radius of
not less than 50 feet and required at tmporary street endings until such streets are extended.
Section 6,05 Streets -Inte rsection - Street 'inte rsection shall be as nearly at right angles as is practicable.
Street jogs with offsets of less than 125 feet shall be avoided.

Section 6,06 St.reets-Grades - Streets shall generally follow contour lines. Grades shall be not less than
0, SO pcrcent on any streets, and not more than the percent as specified in Section 6.07.
Section 6,07 Streets -Specific Requirements - Pla.tters shall be required to comply with regu.lations as eEltabli~
shed by the Jefferson County Engineer relating to construction and design standards of Roads and Streets and i~ aeor
accordance with current statutes as adopted by the Board of County Commissioners. :1
