subdivisions. Easements for existing or future utility lines which do not lie along rear or side lot lines shall
be neccssary maintaenance roads.

Section 6. 12 Easements - Unusaual Facilities" Easements for unusual facilities such as high -voltage electric
transmission lines, drainage canals, or pondage areas shall be of size adequate for the purpose and shall in-
clude right - of - way for necessary maint~uance roads.
Section 6.13 Easements-Watercourses- Where subdivision is traversed by a watercours, dranage way, channel
or stream, there shall be provided a storm water easement or drainage right-of-way conforming substantially
to the line of such watercourse, d;rainage way, wasteway, channel or strem, and of such width for consh ruction
maintenance and control as will be adequate for the purpose.

Section 6. 14 Blocks - Length- In general, blocks shall be as long as is reasonably feasible, but not more than
1,000 feet, consistent with the topography and the needs for convenient access, circulation, fire protection,
control and safety of street traffic and the type of land use proposed.
Section 6. 15 Lots -Access - Each lot shall be provided with satisfactory access by means of a public 'street
connecting to an existing public highway or by some other legally sufficient right-of-access'which is permanent
and inseparable from the lot seved\ Lots shall not have direct access to any county arterial.

Section 6. 16 Lot Size
a. Basic Minimum Requirements:
1. The basic minimum area of lots in subdivisions, for homes whel'e the means of Ban
sanitary sewage disposal is to be individual septic tanks and domestic water supply is form
individual wells, shall be 20,000 square feet with minimum width of 100 feet. For subdivisions
with individual septic tank and community water system shall have a minimum area of 9,000
square feet and minimum width of 70 feet.
For subdivisions as above for which a sewage treatment plant and community Q'omestic
water supply is provided may reduce the size of lots to 7200 square feet of usable' area-i. e. as
determined by Health Department, with a minmum width of 60 feet. Subdivisions designed for
mobile homes and contain~,ng covenants to prohibit the building of permanent homes, ma'y have
lot sizes of 5,000 square feet and minimum width of SO feet. Pro vided a community water supply"
and sewage treatment system is provided. .
All subdivisions shall have a provision for a minimum side yard of 8 feet, and a minimun,:
setback of 20 feet from property lines abutting street or county road. .
All domestic water supplies and sewage treatment plants shall be approved by the
Washington State Department of Health.
No septic tank and/or field drain system shall be allowed within 75 feet of any fltream or
body of water.
2. a. Lot areas in excess of established basic minimums may be required. '

1) When specified by the Olympic Health District.
2) When specified by the Jefferson County Zoning Ordinance.

b. In case of a "Planned Unit Development," "Mobile Home Park," or "Recreational
Development," minimum lot sizes may be disregareded in favor of a combination of smaller lot
siv.es and reserved open spaces producing an equivalent population density. Plats will be consid-
et'cd on an individual merit basis at time of presentation.
Se~ctlon 6,17 Lots-Double Fromtage - Residential lots which have street frontage along two opposite boundaries
shall be avoided except for reverse-frontage lots which are essential to provide separation of residential
development from traffic arterials or to overcome specific disadvantages of topography and orientati6n, For
such lots there shalllbe an casement in favor of the appropriate governmental entity at'least ten (10) feet wide
