d. Covenants-The followii1g .covenants shall show on the face of the firlal plat:
I
1. All lots shall be subject to an easement 5 fee.t in width and pa.rallel and adjacent to all lot lines
except that this easement shall be 10 feet in width along lot lines where lots are not contiguous for purpouell
of installation and maintenance of all utilities and drainage and all lots shall also be subject to the right of
overhead easement of electric and telephone wires over portions of lots where roadway curvature causes
the same to occur.
2. The sale or lease of less than a whole lot in any sub-division platted and filed .under this. or-
dinance is expressly prohibited unless and until a formal replat thall have been submitted and approved as
set forth herein for the platting and subdividing of landj EXCEPT that this restriction shall not be const-
rued to prohibit the combination of the two parts of one lot with the two adjacent lots in compliance of the
Jefferson County Short Subdivision Ordinance; EXCEPT ALSO, that this restriction shall not apply to the
sale of an undivided interest in a lot.
3. This covenant shall be required when the plat contains private roads.
The cost of constructing and maintaining all roads not herein dedicated as public roads shall be
the obligation of all of the owners of the lots in the plat and/or of any additional plats that ma,y be served
by said streets, and the obligation to maintain shall be concurrently the obligation of any corporation in
which title of said roads and streets may be held. In the event that the owners of any lots served by the
roads or streets of this plat shall petition the Board of County Commissioners toinclude these roads or
streets in the public road system, said petitioners shall be obligated to bring the same to County Road
Standards in all respects, including dedication of right-of-way, prior to.acceptance by the County.
e. Certificates
1. The completed plat must show certificates from the Land Surveyor who platted said prop-
erty. namely:
"I hereby certify that the plat of is based upon an actual
survey and subdivision of Section , TWP N.. R.
W. W. M.; as required by State Statiutes, that the distances, courses and angles are shown
thereon correctly; that the monurrents: shall be set and lot and block corners shall be staked cor rectly
on the ground; that I fully complied with the provisions of the State Statutes and Regulations governing
platting and that it conforms to the approved preliminal'y plat and the conditions of approval thereof."

2. I hereby certify that all state and county taxes heretofore levied against the property described
hereon, according to the books and records of my office, have been fully paid and discharged, including
