Describe/check the Best Management Practices (BMPs) that you will implement during land disturbing activities or construction to control erosion and prevent sediment from entering water bodies (marine waters, streams, rivers, lakes, or wetlands) or impacting adjacent property or roads. The building site is located in the northwest corner of the 5.84-acre site and occupies the highest elevation land on the lot. The lot slopes down gently from the building site to the East and is completely covered with vegetation, primarily dense grass and numerous large cedar and fir trees. The soils provide good infiltration of water as demonstrated by the fact that a conventional septic drainfield has been installed, tested and approved in the middle of the building site. The building site is surrounded by vegetated land and the setbacks from the property boundaries are ample. No sediment deposition on adjacent properties or on the wetlands some 400 feet east of the building site is expected. There are no residences or structures on the properties adjacent to the subject lot. For these reasons, we feel it is not necessary to deploy filter fences or barriers to intercept sediment or runoff. Soil excavated for the building foundation will be moved only as much as necessary and any erosion and runoff from the soil will flow into the foundation excavation. Excavations for building foundations and utilities will be backfilled immediately upon completion of the work that necessitated disturbing the land. The driveway will serve as the only entry route to the building site. 02/15/00 5 EROSION AND SEDIMENT CONTROL WORKSHEET 2. Describe how disturbed areas will be permanently stabilized (seeded, landscaped, apply gravel base to roadways, etc.). The driveway will be covered with crushed rock and a top layer of fine gravel. Areas surrounding the building will be landscaped to direct runoff away from the building and will be seeded to restore natural grass cover. Utility trenches will be backfilled and the original vegetation (grasses) restored. 3. Describe how runoff from impervious surfaces will be controlled (disperse to vegetated areas to infiltrate, dry well, infiltration trench, route runoff to existing drainage facilities, etc.). Runoff from roofs (2100 sq ft) will be channeled by gutters and downspouts to solid pipe around the foundation footing and dispersed to adjacent vegetated areas at lower elevations to the East. The recorded Stormwater Management Plan for the Heron Pond Ranch Subdivision specifically exempts this property (Lot 1) and the neighboring Lot 2 from the need to direct runoff into infiltration systems. The driveway (1650 sq ft) will not be paved but covered with gravel to enhance absorption of runoff water. 4. Specify your construction sequence. Describe the timing of all land disturbing activities (clearing and grading, construction, installation of drainage facilities, landscaping, etc.) and Best Management Practices. Describe proposed maintenance of BMPs. Clearing and Grading— A trench for power, telephone and cable will be dug along the southern border of the site to the existing well and north to the building site. As soon as the cables are laid satisfactorily, the trench will be backfilled. We expect the trench to be open for about one week. Vegetation (grasses) will be scraped off the 15'x110' driveway and an area no more than 50'x70' at the building site (this includes a 10' perimeter around the building proper) and the land graded and prepared for the building foundations. Vegetative cover adjacent to these areas that completely surrounds the building site will not be disturbed. Crushed rock will be laid upon the driveway to provide a firm path for heavy vehicles and to minimize tracking of soil onto the adjacent roadway. Construction of the building— Immediately upon completion of the grading, foundation forms will be set and the foundations poured. As soon as the foundations are complete, drainage facilities for the foundations and runoff from the roofs will be installed. The excavated soil will be replaced immediately thereafter. This is expected to occur within four weeks of the initial excavation to minimize the time the disturbed soil is exposed. Construction of the building should be largely complete eight to ten weeks after the foundations are built. Landscaping—the grounds immediately surrounding the building will be shaped and landscaped as soon as the exterior of the building is finished. All exposed soil will be seeded with ground cover natural to the area to seal and protect the land from erosion. The driveway will be regraded and covered with a finish layer of gravel. The site will be maintained in a clean and orderly state and care taken to ensure that there is, in fact, adequate control of erosion and stormwater runoff. The General Contractor will take necessary steps to guarantee compliance with the goals and requirements of this plan. The Best Management Practices proposed above will be implemented to control erosion, sediment, and stormwater runoff.
