SPECIAL CONDITIONS FOR CASE BLD01-00037
1.) Setbacks from the north, east, and south property line shall be a minimum of 5 feet.
Setback from Beaver Valley Road(minor arterial)shall be a minimum of 35 feet.
2.) The building height is not to exceed 35 feet.
3.) Maximum lot coverage is not to exceed 25%.
4.) FINDING: The application was reviewed by Jefferson County DCD staff for consistency
under the UDC. The following environmentally sensitive areas were identified on the
subject property: aquifer recharge area, erosion, landslide hazard 1 &2, and seismic.
A vegetative buffer of 30 feet shall be permanently maintained from the top or edge of the
tow of the landslide hazard area. All buffers shall be measured perpendicularly from the
top of the landslide hazard. No alteration shall be made to the landslide hazard area or its
associated buffer without prior authorization by the UDC Administrator.
5.) The site plan as submitted has been reviewed and approved by DCD staff on 2/13/01 and
found that the site plan is consistent with the UDC. Any changes or modifications to
approved site plan need to be re-reviewed and approved by the UDC Administrator. •
