FEB — 7 2001 I.) ____ _ JEFFERSON COUNTY SPECIAL CONDITIONS FOR CASE BLD01-00083 1.) FINDING: The building setbacks are consistent with Jefferson County requirements. HOWEVER, on the face of the plat there is a note that states: "No building shall be constructed upon any lot in this plat with any portion of the building nearer than 20 feet from the lot line and adjoining street. 2.) Minimum setback from Phinney Lane is 20 feet. Minimum side and rear setbacks are 5 feet. 3.) Maximum lot coverage shall not exceed 45%. 4.) The site plan for the proposed bathroom has been reviewed for consistency under the UDC. The proposal as proposed is consistent.
