Greetings From a fiscal standpoint, a Port Hadlock pool site is demonstrably worse than a Port Townsend pool site. It is likely that there will be significantly less facility use, significantly lower revenues, and significantly higher operating losses. And that makes no difference as to either a standalone pool or a pool with other facilities. That’s because the total household income around Port Hadlock is significantly lower than that of Port Townsend. Consider the attached Ring Studies for the two locations. Within five miles of each, these are pertinent demographics: Port Townsend Port Hadlock PH vs PT Population 16,761 10,371 38.1% Lower Households 8,259 4,813 41.7% Lower Total Household Income $763,997,874 $430,131,147 43.7% Lower Median Household Income $65,386 $64,394 1.5% Lower Median Age 58.9 56.1 4.8% Lower From the above, It seems likely that there will be roughly 40% less facility usage and 40% fewer fees from a Port Hadlock location than from a Port Townsend location. These figures pretty much mirror the YMCA Market Survey of 2014 which contains the following: The Mt. View Commons location is well accepted by the market, but the Port Hadlock location is not. If the Y were built at Port Hadlock we estimate that the forecast would have to be reduced by about 50% of the forecasts shown in the report. The demographics shown in the Healthier Together Center Feasibility Study use a much, much larger area. While the veracity of their numbers in that huge area is not in question, what is in question is whether the people outside five miles from the facility would actually travel to use it. But one has to wonder where the Task Force Recommendations of 2024 found their data. It certainly does not comport well with the information herein. Compared with Mountain View, a larger portion of the county population can readily access potential pool locations in the Tri-Area (Port Hadlock, Irondale, Chimacum). If you build it in Port Hadlock, a lot fewer people will come. There will be significantly less fee income to offset financing and operating costs.
