1.) The application was reviewed by the Jefferson County Department of Community
Development for the presence of Environmentally Sensitive Areas (ESAs). The
Department conducted a review and has concluded that the property DOES NOT contain
Environmentally Sensitive Areas. However, future proposals will be subject to a new ESA
review and conditions may be added if new ESAs are found on the property.
2.) The applicant is proposing to create or add 5968 square feet of impervious surface and
6715 square feet of land disturbing activities. Sections 6.6 and 6.7 of the Jefferson
County Unified Development Code requires that your proposal submit a Small Parcel
Erosion and Sediment Control Plan. j(.
3.) A Small Parcel Erosion and Sediment Control Plan has been submitted and approved by -AI 4

sedimentation and erosion control measures have been completed.
4.) The subject property is near an airport where a variety of airport dependent uses occur
that are not compatible with development. Potential discomforts of inconveniences may
include, but are not limited to: noise, aircraft take-offs and landings.
5.) Jefferson County determined that this proposal is categorically exempt from review under
the State Environmental Policy Act(SEPA) pursuant to WAC 197-800-11(1)(b)(i).
6.) The parcel is a legal non-conforming lot that is designated as RR 1: 10 under the
Jefferson County Comprehensive Plan Land Use Map, effective 8/28/98.
7.) This approval is for a single-family residence only. Any future permits on this site are
subject to review for consistency with applicable codes and ordinances and does not
preclude review and conditions which may be placed on future permits.
8.) The site plan as submitted with the building permit application on August 15, 2001 has
been reviewed for consistency under the UDC, and has been approved by Jefferson
County Department of Community Development. Any modifications, changes, and/or
additions to the stamped, approved site plan dated August 15, 2001 shall be resubmitted
for review and approval by Jefferson County Department of Community Development.
9.) A septic system permit(SEP98-00192) has been issued for the parcel. It is valid until
October 20, 2001.
10.) Maximum impervious surface cover or lot coverage shll not exceed 25 percent.
11.) Minimum setback from Prospect Avenue (a local access road) shall be 20 feet. Minimum
setback from Creek View Lane(a private access road) shall be 20 feet. Minimum side
yard setback shall be 5 feet. Minimum rear yard setback shall be 5 feet.
