SPECIAL CONDITIONS FOR CASE BLD02-00018
1.) The application was reviewed by the Jefferson County Department of Community
Development for the presence of Critical Areas (CAs). The Department conducted a
review and has concluded that the property DOES NOT contain Critical Areas. However,
future proposals will be subject to a new Critical Area review and conditions may be added
if new CAs are found on the property.
2.) The Jefferson County Department of Public Works approved a Storm Drainage Report
October 29, 1996 for the Woodridge Village Subdivision.The approved report resulted in
the placement of custom warnings on the property. The Storm Drainage Report identifies
the property to be within Sub-Basin A, which requires the design of an on-site individual
infiltration system. (If these facilites are located within grades over 15 percent or within 25
feet of the top of the slope, the owner should have a geotechncial report before
proceeding with design and construction). A Professional Engineer certified that the
individual lot onsite infiltration system plan complies with the requirements of the recorded
Storm Drainage Report for the Plat of Woodridge Village Div.1, as of April 19, 2002.
3.) Jefferson County determined that this proposal is categorically exempt from review under
the State Environmental Policy Act(SEPA) pursuant to WAC 197-11-800(1)(b)(i).
4.) The parcel is a legal non-conforming lot that is designated as Single Family -4 Dwelling
Units Per Acre (MPR-SF) under the Jefferson County Comprehensive Plan Land Use Map
effective August 28, 1998.
5.) This approval is for a single family residence with attached garage only. Any future
permits on this site are subject to review for consistency with applicable codes and
ordinances and does not preclude review and conditions which may be placed on future
permits.
6.) Maximum Impervious Surface shall not exceed 45 percent.
7.) Minimum setback from Woodridge Drive Right-of-way shall be 20 feet. Minimum side and
rear yard setbacks shall be 5 feet.
8.) Based on Section 3.107 of the Port Ludlow Master Planned Resort Code (ordinance#
08-10-1004-99) an accessory dwelling unit shall not be allowed in the MPR-SF zone.
9.) The building height shall not exceed thirty-five (35) feet.
10.) The applicant is proposing to create or add 4,200 square feet of impervious surface and
4,200 square feet of land disturbing activities. Section 4.1 of the Jefferson County
Stormwater Management Ordinance requires that your proposal submit a Small Parcel
Erosion and Sediment Control Plan. In addition, Plat Conditions requires an Individual Lot
On-Site Infiltration System that meets the requirements of the approved recorded Storm
Drainage Report. The applicant submitted written certification from a professional
engineer verifying that this individual lot on-site infiltration system complies with the
approved Storm Drainage Report. In addition, the applicant submitted a Small Parcel
Erosion and Sediment Control Plan.
11.) A Small Parcel Erosion and Sediment Control Plan has been submitted and approved by
the Department of Community Development. Once the subject permit has been issued
the applicant shall fully implement the provisions of the submitted plan and contact the
Jefferson County Department of Community Development to arrange a schedule to
inspect the property for plan compliance. A Certificate of Occupancy will not be issued
until the Department verifies plan compliance. No clearing for roadways or utilities shall
occur on the project site until clearing necessary for the installation of temporary
sedimentation and erosion control measures have been completed.The Individual On-Site
Infiltration System shall be satisfactorily installed priort to issuance of the Certificate of
Occupancy.
