SPECIAL CONDITIONS FOR CASE BLD02-00067
1.) The application was reviewed by the Jefferson County Department of Community
Development staff on March 13, 2002 for the potential presence of Critical Areas (CAs)
under the provisions of the Jefferson County Interim Critical Areas Ordinance (JCICAO).
After an initial Geographic Information Systems mapping review and an investigative site
inspection, the following CAs were confirmed to be present on the subject property:
Landslide Hazard Level 1 and Blue Heron Colony .
2.) A geotechnical report was not required or submitted for the single family residence with
attached garage. Enviornmental review was conducted in conjunction with subdivision
application review; and a geotechnical report was submitted, reviewed and approved by
the county during the review process.
3.` A wildlife habitat plan was not required or submitted for the single family residence with an
attached garage. Environmental review was conducted as part during subdivision
application review for Timberton Village Phase 2. The Washington State Department of
Fish and Wildlife was consulted regarding wildlife habitat including Great Blue Heron
habitat. There were no conflicts identifed at the time of subdivision plat review.
4.) Jefferson County determined that this proposal is categorically exempt from review.under
the State Environmental Policy Act(SEPA) pursuant to WAC 197-11-800(1)(b)(i).
5.) The parcel is a legal conforming lot that is designated Single Family -4 Dwelling Units Per
Acre [MPR-SF 4:1j under the Jefferson County Comprehensive Plan Land Use Map
effective 8/28/98.
6.) This approval is for a single family residence with attached garage only. Any future
permits on this site are subject to review for consistency with applicable codes and
ordinances and does not preclude review and conditions which may be placed on future
permits.
7.) The site plan as submitted with the building permit application on February 11, 2002 has
been reviewed for consistency under the Port Ludlow Master Planned Resort Code
(ordinance#08-10-1004-99). It has been approved by Jefferson County Department of
Community Development. Any modifications, changes, and/or additions to the approved
site plan date stamped March 13, 2002 shall be resubmitted for review and approval by
Jefferson County Department of Community Development.
8.) The applicant is proposing to create or add 3022 square feet of impervious surface and
2940 square feet of land disturbing activities. Subdivision Plat conditions requires that
your proposal submit a Small Parcel Erosion and Sediment Control Plan . The applicant
submitted a Small Parcel Erosion and Sediment Control Plan with the building permit
application.
9.) A Small Parcel Erosion and Sedimentation Control Plan has been submitted and
approved by the Department of Community Development. Once the subject permit has
been issued the applicant shall fully implement the provisions of the submitted plan and
contact the Jefferson County Department of Community Development to arrange a
schedule to inspect the property for plan compliance. A Certificate of Occupancy will not
be issued until the Department verifies plan compliance. No clearing for roadways or
utilities shall occur on the project site until clearing necessary for the installation of
temporary sedimentation and erosion control measures have been completed.
10.) Construction within this plat may be subject to truck route and work hours restrictions
designated and enforced by Jefferson County Department of Public Works.
11.) For the development of all lots within this plat, a road approach permit shall be obtained
from the Jefferson County Department of Public Works, and all construction shall conform
to Jefferson County standards.
12.) Maximum Impervious Surface Area for lot 52 shall not exceed 45 percent.
13.) The applicant is proposing a total impervious surface area of 3022 square feet, which is
43 percent of the lot area of lot 52.
14.) Minimum front yard setback(from Timber Ridge Drive right-of-way line) shall be 20 feet.
Mininum side and rear yard setbacks shall be 5 feet from the property lines.
15.) The building height shall not exceed 35 feet, per Section 3.104 of the Port Ludlow Master
Planned Resort Code.
16.) Based on Section 3.107 of the Port Ludlow Master Planned Resort Code, accessory
dwelling units are not allowed in the MPR-SF zone.
