"Pursuant to this Ordinance, effective January 1, 2013, if your permit is less than five years old, additional renewals may
be approved at the current annual renewal rate. If your permit is older than five years from the date of issuance, in order
to be considered for an extension, you must submit a request in writing to the building official and must provide a
justifiable cause for an extension. Payment of all accrued renewal fees is required prior to approval of an extension."
R105.5 Expiration.
Every permit issued shall become invalid unless the work authorized by such permit is commenced within 180
days after its issuance, or if the work authorized by such permit is suspended or abandoned for a period of 180
days after the time the work is commenced. The building official is authorized to grant, in writing, one or more
extensions of time, for periods not more than 180 days each. The extension shall be requested in writing and
justifiable cause demonstrated.
R105.6 Suspension or revocation.
The building official is authorized to suspend or revoke a permit issued under the provisions of this code
wherever the permit is issued in error or on the basis of incorrect, inaccurate or incomplete information, or in
violation of any ordinance or regulation or any of the provisions of this code.

SPECIAL CONDITIONS FOR CASE BLD02-00147
1.) The application was reviewed by the Jefferson County Department of Community
Development staff on 3/26/02 for the potential presence of Environmentally Sensitive
Areas (ESAs) under the provisions of the Unified Development Code(UDC). After an
initial Geographic Information Systems mapping review and an investigative site
inspection, the following ESAs were confirmed to be present on the subject property:
Landslide Hazard Area II, Shoreline, Stormwater, and Type 5 Stream (south of property).
2.) Geologically Hazardous Areas in Jefferson County are characterized by slope, soil type,
geologic material, and groundwater that may combine to create problems with slope
stability, erosion, and water quality during and after construction or during natural events
such as earthquakes or severe rainstorms.
3.) Buffers are areas that shall be maintained in their natural condition, however, minor
pruning or alteration of vegetation may be permitted as long as the function and character
of the buffer are not diminished.
4.) A vegetative buffer of 30-feet shall be permanently maintained from the top or edge of the
Landslide Hazard Area. All buffers shall be measured perpendicularly from the top of the
Landslide Hazard Area.
5.) Landslide Hazard Areas and their associated buffers shall remain naturally vegetated.
Should buffer disturbance occur during construction, the Unified Development Code
(UDC)Administrator shall require replanting with native vegetation. No alterations shall be
made to the Landslide Hazard Area or its associated buffer without prior authorization by
the UDC Administrator.
6.) Prior to and during approved construction activities, the perimeter of the landslide hazard
area buffer shall be marked with a temporary sign. The sign shall be placed in such a
manner that it can be directly observed from the construction area. The sign shall contain
the following statement: "Landslide Hazard Area and Buffer- Do not Remove or Alter
Existing Vegetation."
7.) All construction activities shall not encroach upon the buffer. This includes the storage or
preparation of materials.
8.) The applicant shall permanently separate the boundary of the Landslide Hazard Area
Buffer from the remainder of the subject property through installing logs, trees, a hedge
row, or any other prominent physical marking approved by the UDC Administrator.
9.) The proposal includes the removal of an existing residence on the property. The
proposed new residence with be sited partially on the existing footprint.
10.) The proposed residence is not within a buffer or setback of the identified Type 5 Stream.
11.) The applicant is proposing to create or add more than 3,000 square feet of impervious
surface. Sections 6.6 and 6.7 of the Jefferson County Unified Development Code
requires that your proposal submit a Stormwater/Drainage Plan.
12.) A Drainage/Stormwater Plan has been submitted and approved by the Department of
Community Development. Once the subject permit has been issued the applicant shall
fully implement the provisions of the submitted plan and contact the Jefferson County
Department of Community Development to arrange a schedule to inspect the property for
plan compliance. A Certificate of Occupancy will not be issued until the Department
verifies plan compliance. No clearing for roadways or utilities shall occur on the project
site until clearing necessary for the installation of temporary sedimentation and erosion
control measures have been completed.
13.) The site plan as submitted with the building application on 3/18/02 has been reviewed for
consistency under the UDC, and has been approved by Jefferson County Department of
Community Development. Any modifications, changes, and/or additions to the stamped,
approved site plan dated 3/27/02 shall be resubmitted for review and approval by
Jefferson County Department of Community Development.
14.) The applicant has applied and received approval to construct a set of stairs to the beach
(SDP00-00010). A seperate building permit shall be approved prior to construction of the
staircase.
15.) Maximum lot coverage is not to exceed 25%. Impervious surface includes roof tops,
driveways, concrete, etc.
16.) Adelma Beach Road is a local access road and thus requires a minimum 20-foot front
yard setback. The sides require a minimum 5-feet. The rear lot line is subject to the
landslide and shoreline provisions of the Jefferson County UDC and Shoreline Master
Program. A 30-foot minimum setback SHALL be required.
17.) The building height is not to exceed 35 feet.
18.) This proposal is classified as a shoreline exemption per the Jefferson County Shoreline
Master Program. If the applicant cannot successfully infiltrate stormwater onsite then a
seperate shoreline permit shall be applied for to tightline the water over the marine bluff.
