The application was reviewed by the Jefferson County Department of Community Development for the presence of Environmentally Sensitive Areas (ESAs). The Department conducted a review and has concluded that the property DOES NOT contain Environmentally Sensitive Areas. However, future proposals will be subject to a new ESA review and conditions may be added if new ESAs are found on the property. 2.) The project shall adhere to the Best Management Practices (BMPs) to control stormwater, erosion and sediment during construction. BMPs shall address permanent measures to stabilize soil exposed during construction, and in the design and operation of stormwater and drainage control systems. 3.) Jefferson County determined that this proposal is categorically exempt from review under the State Environmental Policy Act(SEPA) pursuant to WAC 197-11-800(1)(b)(i). 4.) This parcel has been designated as Rural Residential 1:5 under the Jefferson County Comprehensive Land Use Maps effective August 28, 1998. 5.) This parcel was created through the Go-Onna BeachTracts Div 2 subdivision on June 3, 1968 recorded under Long Plats, vol 5, p 33. 6.) E Go-onna Beach Dr(C412609) is a county local access road. The road approach is existing, and an address of 82 E Go-onna Beach Drive has been assigned to the parcel. 7.) A Declaration of Easement was recorded July 15, 1996 for the placement, maintenance, construction, reconstruction, repair and upkeep of a primary and reserve drainfield for septic tank and sewer line. 8.) Maximum lot coverage is not to exceed 25%. 9.) Minimum setback to E Go-onna Beach Drive is 20 feet. Minimum side and rear setbacks are 5 feet. 10.) The building height is not to exceed 35 feet. 11.)
