The application was reviewed by the Jefferson County Department of Community Development for the presence of Environmentally Sensitive Areas (ESAs). The Department conducted a review and has concluded that the property DOES NOT contain Environmentally Sensitive Areas. However, future proposals will be subject to a new ESA review and conditions may be added if new ESAs are found on the property. 2.) The applicant is proposing to create or add 884 square feet of impervious surface and no land disturbing activities. Sections 6.6 and 6.7 of the Jefferson County Unified Development Code requires that your proposal adhere to Best Management Practices (BMPs). 3.) The project shall adhere to the Best Management Practices (BMPs) to control stormwater, erosion and sediment during construction. BMPs shall address permanent measures to stabilize soil exposed during construction, and in the design and operation of stormwater and drainage control systems. 4.) Jefferson County has determined that the use of certain properties for mineral resource extraction and processing activities is necessary to ensure resource availability in the County. The County will not consider to be a nuisance those inconveniences or discomforts arising from extraction and processing operations, if such operations are consistent with commonly acceped best management practices and comply with local, state, and federal laws. If your property is within five hundred (500) feet of property designated as Mineral Resource Land (MRL), you may be subject to inconveniences or discomforts arising from such operations, including but not limited to noise, tree removal, odors, fumes, dust, smoke, the operation of machinery, and the storage and disposal of aggegate products. One or more of the inconveniences described may occur as a result o extraction and processing operations which are in conformance with existing laws and regulations. 5.) Jefferson County determined that this proposal is categorically exempt from review under the State Environmental Policy Act(SEPA) pursuant to WAC 197-11-800(1)(b)(i). 6.) A septic system and drainfield was approved on the parcel under permit SEP88-00185. Environmental Health required the applicant to uncover the inlet and outlet in order to final the septic permit. 7.) A building permit(BLD01-00459)was issued August 22, 2001 for a single family residence. A road approach permit(RAP01-00178)was issued August 23, 2001. The road approach and building permit were both reviewed under MLA01-00436. 8.) The parcel is a legal non-conforming lot that is designated Rural Residential (RR 1:5) under the Jefferson County Comprehensive Plan Land Use Map effective August 28, 1998. 9.) This parcel was created through the Olympus Beach subdivision on December 2, 1930 recorded under Long Plats Vol 3, pg 19. 10.) This approval is for a detached garage only. Any future permits on this site are subject to review for consistency with applicable codes and ordinances and does not preclude review and conditions which may be placed on future permits. 11.) Maximum lot coverage is not to exceed 25%. 12.) Minimum setback from the Olympus Boulevard right-of-way (a local access road) shall be 20 feet. Minimum setback from Cedar Court is 20 feet. Minimum side yard setbacks shall be 5 feet. 13.) The building height is not to exceed 35 feet. 14.) The site plan as submitted with the building application on June 10, 2002 has been reviewed for consistency under the UDC, and has been approved by Jefferson County Department of Community Development. Any modifications, changes, and/or additions to the stamped, approved site plan dated June 17, 2002 shall be resubmitted for review and approval by Jefferson County Department of Community Development. 15.)
