1.) The application was reviewed by the Jefferson County Department of Community
Development staff on June 18, 2002 for the potential presence of Environmentally
Sensitive Areas (ESAs) under the provisions of the Unified Development Code (UDC).
After an initial Geographic Information Systems mapping review and an investigative site
inspection, the following ESAs were confirmed to be present on the subject property: Fish
&Wildlife (Eagle and Blue Heron).
2.) As of July 19, 2002, Washington State Department of Fish &Wildlife had not commented
on the application regarding Eagle habitat. The agency comment period ended July 2,
2002.
3.) Washington State Department of Fish &Wildlife commented on the application on July 9,
2002 and determined the proposed development was not in conflict with Fish &Wildlife
habitat.
4.) Maximum lot coverage is not to exceed 25%.
5.) The building height is not to exceed 35 feet.
6.) Minimum setback from Myrtle St is 20 feet. Minimum side setbacks are 5 feet. Minimum
rear setback is 10 feet.
7.) A minimum of two (2) on-site parking spaces are required for the single family residence.
8.) Jefferson County determined that this proposal is categorically exempt from review under
the State Environmental Policy Act(SEPA) pursuant to WAC 197-11-800(1)(b)(i).
9.) This parcel has been designated as Rural Residential 1:5 under the Jefferson County
Comprehensive Plan Land Use Maps effective August 28, 1998.
10.) Myrtle St(C612409) is a county local access road. An address of 223 Myrtle St has been
assigned to the parcel. The road approach was reviewed under RAP02-00147.
11.) This parcel was created through the Ocean Grove Estates No 2 subdivision recorded on
February 19, 1962 under Long Plats, Vol 4, pg 27.
12.) The applicant is proposing to create or add 1,224 square feet of impervious surface and
3,500 square feet of land disturbing activities. Sections 6.6 and 6.7 of the Jefferson
County Unified Development Code requires that your proposal adhere to Best
Management Practices (BMPs).
13.) The project shall adhere to the Best Management Practices (BMPs) to control stormwater,
erosion and sediment during construction. BMPs shall address permanent measures to
stabilize soil exposed during construction, and in the design and operation of stormwater
and drainage control systems.
14.) A septic permit(SEP02-00131)was issued July 19, 2002 fora tank only permit. The
system has a capacity of 240 gallons per day.
15.) This approval is for a single family residence only. Any future permits on this site are
subject to review for consistency with applicable codes and ordinances and does not
preclude review and conditions which may be placed on future permits.
16.) The revised site plan as submitted with the building application on June 21, 2002 has
been reviewed for consistency under the UDC, and has been approved by Jefferson
County Department of Community Development. Any modifications, changes, and/or
additions to the stamped, approved site plan dated July 9, 2002 shall be resubmitted for
review and approval by Jefferson County Department of Community Development.
