1) All materials and workmanship shall conform to the drawings, specifications, and the
Uniform Building Code (1997 Edition).
2) Drawings indicate general and typical details of construction. Where conditions are
not specifically indicated but are of similar character to details shown, similar details of
construction shall be used, subject to review and approval by the Architect. All
dimensions to be checked by contractor prior to construction and all discrepancies
reported to architect.
3) Concrete fc = 3000 psi Min. 5 1/2 sack/C.Y. Reinforcing Steel to Conform to ASTM
A615, Grade 60. Welded wire fabric shall conform to ASTM A-185. Lap all continuous
reinforcement and comer bars 30 bar diameters or 2'-0" minimum. Lap adjacent mats of
W WF a minimum of 8" at sides and ends. Provide corner bars at aU wall and footing
intersections. Concrete cover for reinforcing shall be 3" for footings, 1 1/2" for formed
surfaces. Concrete to be poured on undisturbed or compacted soil with 1500 PSF
bearing. Add fiberrriesh to concrete @ slab.
4) Structural steel shall conform to the following requirements:
Plates, shapes, angles and rods: ASTM - A36
Anchor bolts: ASTM - A307
All welding shall be in conformance with AISC and AWS standards and shall be
performed by certified welders using E70 XX electrodes.
5) Carpentry: All grades shall conform to W WPA grading rules for Western Lumber.
Bolt heads and nuts bearing against wood shall be provided with standard cut washers.
Machine bolts to be A307. All timber to be kiln dried. Unless otherwise noted all floor
joists TJI/Pro 250, rafters and posts D/HF#2 or SPF #2, beams 2.0 PSL or 1.9 LVL,
glulams 24F-V4, headers 4x6 HF #2 or 1.9 LVL, decking select grade.
All exterior walls 2x6 @ 16" o.c, with 1/2" CDX plywood (for nailing @ shear wall see
schedule).
All interior walls 2x4 @ 16" o.c. with 1/2" GWB each side.
All floor sheathing'/4" CDX plywood with minimm panel index of 40/20. Typical nailing:
10d commons @ 6" o.c. @ shear walls and panel edges, 12" o.c. @ field.
All roof she 5/8" CDX plywood. Typical nailing: 8d commons @ 6"o.c. @ shear
walls and panel edges, 12" o.c. @ W (except at 2°d floor roof, 4' panel at East and
West edges: nail with 8d at 2 %," o.c. @ shear walls, 4" o.c.@ panel edges, 12" o.c. @
field.
Prefabricated web joists (TJI) and prefabricated roof trusses shall be designed by the
manufacturer for the spans and conditions shown on the plans and shall be furnished and
installed in conformance with the manufacturer's specifications. All blocking, stiffeners,
etc. shall be detailed and hitnished by the manufacturer.
Nailing per UBC 23-1I-B-1, all framing to comply with UBC 2306 and 2320.
Provide solid blocking at all supports. Pmvide Simpson or equal metal connectors for
rafter/wall (H2.5 or HI), post/footing, post/beam, joist hangers, straps and holdowns. All
hangers to be fastened to wood with proper nails or bolts Provide all required washers.
All plywood shall be APA rated sheathing, exterior glue, CD face grade, unless otherwise
noted.
All exterior wood to be pressure treated (structural) or cedar. Framing members in
contact with concrete shall be pressure treated. All nailing at exposed areas to be
galvanized. Pressure treated wood to be marked by an approved agency.
7) 1 hr.fire walls: 5/8" Type `X' GWB each side w/ 6d nails 7"o.c. or Type S drywall
screws 6"o.c. Stagger wallboard joints.
8) Energy Requirements: WSEC Table 6-2 (oil heat), Option VI, Prescriptive req/d
Floors: R-25 batt insulation, Exterior walls: R-19 batt insulation, Roof: R-30 batt
insulation, New Windows & Glass Doors: U=.45 or better, Skylights U=.60 or better.
Oil furnace AFUE _ .78 min.
All windows with insulated low E glass, skylights tempered/laminated insulated low E.
All window and door openings to be caulked or weatherstripped. All doors to have
integral threshold.
Energy Calculations: 2406 SF, Glazing = 529 SF = 22%.
Allow Glazing = 25%
9) Intermittantly operating fans shall be provided as shown on drawings with switches
and/or timers and the following capacities: baths and laundry - 80 CFM (switch, switch
and timer @ laundry), kitchen - 150 CFM nvnirnum (switch)
Hot Water Heater to meet requirements of National Appliance Energy Conservation Act
and be so labeled. All LP Gas appliances to be installed according to manufacturer's
specifications.
10) At shower floor and walls to be Durock underlayment or equal. Shower low flow
control head limited to 3 GPM.
