The applicant is proposing to create or add 2556 square feet of impervious surface and 3556 square feet of land disturbing activities. Sections 6.6 and 6.7 of the Jefferson County Unified Development Code requires that your proposal submit a Small Parcel Erosion and Sediment Control Plan. 2.) The project shall adhere to the Best Management Practices (BMPs) to control stormwater, erosion and sediment during construction. BMPs shall address permanent measures to stabilize soil exposed during construction, and in the design and operation of stormwater and drainage control systems. 3.) The application was reviewed by the Jefferson County Department of Community Development for the presence of Environmentally Sensitive Areas (ESAs). The Department conducted a review and has concluded that the property DOES NOT contain Environmentally Sensitive Areas. However, future proposals will be subject to a new ESA review and conditions may be added if new ESAs are found on the property. 4.) Jefferson County determined that this proposal is categorically exempt from review under the State Environmental Policy Act(SEPA) pursuant to WAC 197-11-800(1)(b)(i). 5.) This approval is for a personal storage building w/bath only. Any future permits on this site are subject to review for consistency with applicable codes and ordinances and does not preclude review and conditions which may be placed on future permits. 6.) The site plan as submitted with the building permit application, which was revised August 15, 2002 has been reviewed for consistency under the UDC. It has been approved by Jefferson County Department of Community Development. Any modifications, changes, and/or additions to the stamped, approved revised site plan received 8/15/02 and stamped approved on August 16, 2002 shall be resubmitted for review and approval by Jefferson County Department of Community Development. 7.) The parcel is a legal non-conforming lot that is designated Rural Residential (RR 1:5) under the Jefferson County Comprehensive Plan Land Use Map effective August 28, 1998. 8.) A road approach permit(RAP02-00140)was issued for the property on June 18, 2002 and has yet to be finaled by the Department of Public Works. 9.) A septic system and drainfield was installed on the parcel under permit number SEP94-00414. The permit was issued December 15, 1994 and finaled September 6, 1995. 10.) The subject property, lot 3, was approved under case SUB95-00013 for a 3-lot long plat by the Jefferson County Department of Community Development. The case was finaled August 8, 2000. 11.) The maximum Impervious Surface Area for lot 3 shall not exceed 25 percent. 12.) Minimum setback from Woodland Drive right-of-way line shall be 20 feet. Minimum side yard setbacks shall be 5 feet.
