SPECIAL CONDITIONS FOR CASE BLD02-00515
1.) The application was reviewed by the Jefferson County Department of Community
Development for the presence of Critical Areas (CAs). The Department conducted a
review and has concluded that the property DOES NOT contain Critical Areas. However,
future proposals will be subject to a new CA review and conditions may be added if new
CAs are found on the property.
2.) Jefferson County determined that this proposal is categorically exempt from review under
the State Environmental Policy Act(SEPA) pursuant to WAC 197-11-800(1)(b)(i).
3.) This approval is for a single family residence w/attached garage only. Any future permits
on this site are subject to review for consistency with applicable codes and ordinances
and does not preclude review and conditions which may be placed on future permits.
4.) The parcel is a legal conforming lot that is designated as Single Family -4 Dwelling Units
Per Acre (MPR-SF 4:1) under the Jefferson County Comprehensive Plan Land Use Map
effective 8/28/98.
5.) The site plan as submitted with the building permit application on September 5, 2002 has
been reviewed for consistency under the Port Ludlow Master Planned Resort Code.lt has
been approved by Jefferson County Department of Community Development. Any
modifications, changes, and/or additions to the stamped, approved site plan dated
September 5, 2002/September 18, 2002 shall be resubmitted for review and approval by
Jefferson County Department of Community Development.
6.) An approved Storm Drainage Report requires that stormwater for lot 26 be detained
on-site utilizing an Individual Lot Onsite Infiltration System. A system has been designed in
accordance with the recommendations of the Storm Drainage Report and certified by a
professional engineer to comply with the Report. The certification also states that the
individual lot on-site Infiltration System will be constructed on slopes less than 15 percent
and that it will be located more than 25 feet from the top of a slope.
7.) The applicant is proposing to create or add 4394 square feet of impervious surface and
4394 square feet of land disturbing activities. Plat Conditions and Section 6.6 of the
Jefferson County Storm Water Management Ordinance requires that your proposal submit
a Small Parcel Erosion and Sediment Control Plan and install an Individual Lot On-Site
Infiltration System that complies with the approved and recorded Storm Drainage Report.
8.) Maximum Surface Area for lot 26 shall not exceed 45 percent.
9.) Minimum setback from Woodridge Village Drive right-of-way line shall be 20 feet.
Minimum side and rear yard setbacks shall be 5 feet.
10.) Based on Section 3.107 of the Port Ludlow Master Planned Resort Code, Accessory
Dwelling Units shall not be allowed in the MPR-SF zone.
11.) A Small Parcel Erosion and Sediment Control Plan has been submitted and approved by
the Department of Community Development. Once the subject permit has been issued
the applicant shall fully implement the provisions of the submitted plan and contact the
Jefferson County Department of Community Development to arrange a schedule to
inspect the property for plan compliance. A Certificate of Occupancy will not be issued
until the Department verifies plan compliance. No clearing for roadways or utilities shall
occur on the project site until clearing necessary for the installation of temporary
sedimentation and erosion control measures have been completed.
