The application was reviewed by the Jefferson County Department of Community Development for the presence of Environmentally Sensitive Areas (ESAs). The Department conducted a review and has concluded that the property DOES NOT contain Environmentally Sensitive Areas. However, future proposals will be subject to a new ESA review and conditions may be added if new ESAs are found on the property. 2.) The proposed application is for a residential alteration of an existing building. The footprint will not be altered from its original location. 3.) The applicant is proposing to create or add 693square feet of impervious surface. Sections 6.6 and 6.7 of the Jefferson County Unified Development Code requires that your proposal adhere to Best Management Practices (BMPs) to control sedimentation and erosion. 4.) The project shall adhere to the Best Management Practices (BMPs) to control stormwater, erosion and sediment during construction. BMPs shall address permanent measures to stabilize soil exposed during construction, and in the design and operation of stormwater and drainage control systems. 5.) The site plan as submitted with the building application on 9/06/02 has been reviewed for consistency under the UDC, and has been approved by Jefferson County Department of Community Development. Any modifications, changes, and/or additions to the stamped, approved site plan dated 11/01/02 shall be resubmitted for review and approval by Jefferson County Department of Community Development. 6.) This approval is for a residential alteration only. Any future permits on this site are subject to review for consistency with applicable codes and ordinances and does not preclude review and conditions which may be placed on future permits. 7.) Maximum lot coverage is not to exceed 25%. Lot coverage is defined by the amount of impervious surface which includes roof tops, driveways, concrete, etc. 8.) The building height is not to exceed 35 feet. 9.) 2nd Avenue is classified as a Private Road and thus requires a minimum 20-foot lot line setback. In addition, an easement is located north and also requires a minimum 20-foot setback. The remaining side lot lines shall maintain a minimum 5-foot setback. All setbacks shall be measured from the lot lines to proposed development. 10.) Potential archaeological resources where located on the site. All work ceased until an investigation took place on the property. Mr. Bill Matheson of the Snohomish Tribe conducted a field investigation and did not find a resource of signficance. 11.) All work shall cease if any significant resources are located on the property.
