The application was reviewed by the Jefferson County Department of Community Development staff on 11/12/2002 for the potential presence of Environmentally Sensitive Areas (ESAs) under the provisions of the Unified Development Code (UDC). After an initial Geographic Information Systems mapping review and an investigative site inspection, the following ESAs were confirmed to be present on the subject property: Bald Eagle Territory. 2.) Phone contact with Shelly Ament, WDFW. The eagle nest is over 1000 feet from the proposed project. "No conflict". 3.) Jefferson County determined that this proposal is categorically exempt from review under the State Environmental Policy Act(SEPA) pursuant to WAC 197-11-800(1)(b)(i). 4.) The applicant is proposing to create or add 200 square feet of impervious surface and 200 square feet of land disturbing activities. Sections 6.6 and 6.7 of the Jefferson County Unified Development Code requires that your proposal submit a Stormwater Calculation Sheet. The applicant submitted a calculation sheet. 5.) The project shall adhere to the Best Management Practices (BMPs) to control stormwater, erosion and sediment during construction. BMPs shall address permanent measures to stabilize soil exposed during construction, and in the design and operation of stormwater and drainage control systems. 6.) This approval is for a Sun Room only. Any future permits on this site are subject to review for consistency with applicable codes and ordinances and does not preclude review and conditions which may be placed on future permits. 7.) The site plan as submitted with the building permit application on October 31, 2002 has been reviewed for consistency under the UDC. It has been approved by Jefferson County Department of Community Development. Any modifications, changes, and/or additions to the stamped, approved site plan dated October 31, 2002 &Approved November 12, 2002 shall be resubmitted for review and approval by Jefferson County Department of Community Development. 8.) Maximum lot surface area shall not exceed 25 percent. 9.) Minimum setback from Cedarview Drive right-of-way line shall be 20 feet. Minimum side and rear yard setbacks shall be 5 feet. 10.) The building height shall not exceed 35 feet. 11.) A building permit application (BLD91-00404) for a single family residence was applied for and issued on July 2, 1991. The permit was finaled January 17, 1992. 12.) A septic system permit (SEP89-00365) for a conventional sewage disposal system was applied for on April 14, 1989 and issued April 17, 1989. The permit was finaled July 19, 1991. 13.) A propane tank and fireplace permit(BLD01-00081)was applied for on February 7, 2001 and issued February 7, 2001. It was finaled February 13, 2001. 14.) A building permit application (BLD02-00024) for a propane heater inside an existing shop was applied for on January 14, 2002 and issued January 14, 2002. It was finaled January 23, 2002. 15.)
