The application was reviewed by the Jefferson County Department of Community Development staff on 12/12/02 for the potential presence of Environmentally Sensitive Areas (ESAs) under the provisions of the Unified Development Code (UDC). After an initial Geographic Information Systems mapping review and an investigative site inspection, the following ESAs were confirmed to be present on the subject property: Shoreline. 2.) This site was investigated for potential archaeological resourses. Bill Matheson submitted a report recommending the site was not of significance. At any time of during the demolition process a resource is discovered the project shall cease immediately and a full evaluation performed. 3.) Sections 6.6 and 6.7 of the Jefferson County Unified Development Code requires that your proposal adhere to Best Management Practices (BMPs) during the demolition process. Filter fencing shall be placed along the northern boundary to control sedimentation and erosion from entering the shoreline. 4.) The project shall adhere to the Best Management Practices (BMPs)to control stormwater, erosion and sediment during construction. BMPs shall address permanent measures to stabilize soil exposed during construction, and in the design and operation of stormwater and drainage control systems. 5.) The site plan as submitted with the demolition application on 12/09/02 has been reviewed for consistency under the UDC, and has been approved by Jefferson County Department of Community Development. Any modifications, changes, and/or additions to the stamped, approved site plan dated 12/12/02 shall be resubmitted for review and approval by Jefferson County Department of Community Development. 6.) This approval is for a demolition only. Any future permits on this site are subject to review for consistency with applicable codes and ordinances and does not preclude review and conditions which may be placed on future permits. 7.) Prior to the demolition being conducted both the primary drainfield and reserve drainfield shall be marked off and under no circumstances shall any vehicles or equipment be drive or situated in those identified areas. 8.) The work being performed lies entirely within shoreline jurisdiction. A work zone shall be delineated to stay off of the shoreline bank (northern lot line) as much as practicable. All vegetation that is disturbed shall be replanted upon completion of the project. 9.)
