12.) Buffer perimeter
s shall be marked with temporary signs at an interval of one per parcel or
every one hundred (100)feet, whichever is less. Signs shall be in place prior to and
during construction activities. The signs shall contain the following statement: "Buffer- Do
Not Remove or Alter Existing Vegetation."
13.) Jefferson County determined that this proposal is categorically exempt from review under
the State Environmental Policy Act(SEPA) pursuant to WAC 197-11-800(1)(b)(i).
14.) The applicant is proposing to create or add 1004 square feet of impervious surface and
1004 square feet of land disturbing activities. Section 6.6.4 & Sections 6.6 and 6.7 of the
Jefferson County Unified Development Code requires that your proposal submit a Storm
Water Management Permit.
15.) The Washington State Department of Fish and Wildlife has reviewed the proposal for
potential spotted owl impacts. This area is within an identified spotted owl territory. In an
e-mail dated January 14, 2003, WDFW area habitat biologist determined that there would
be no conflict for spotted owl due to surrounding residence's, SR 101 and the lack of
mature forest.
16.) A standard critical area waiver(CAR98-00038)was finaled by Jefferson County
Department of Community Development on March 31, 1998 for conventional gravity
sewage disposal system.
17.) A standard Critical Area Wavier[CAR99-00070]was finaled by Jefferson County
Department of Community Development on March 22, 1999 for a storage shed.
18.) A septic system and drainfield was installed on the parcel under SEP98-00035. The
permit was issued July 24, 1998 and finaled June 22, 1999.
19.) A Storage Shed was constructed on the property under permit BLD99-00112. The permit
was issued 3/1/99 and finaled 4/20/2000.
20.) A Stormwater Management Permit has been submitted and approved by the Department
of Community Development. Once the subject permit has been issued the applicant shall
fully implement the provisions of the submitted plan and contact the Jefferson County
Department of Community Development to arrange a schedule to inspect the property for
plan compliance. A Certificate of Occupancy will not be issued until the Department
verifies plan compliance. No clearing for roadways or utilities shall occur on the project
site until clearing necessary for the installation of temporary sedimentation and erosion
control measures have been completed.
21.) Maximum lot coverage shall not exceed 25 percent.
22.) Minimum setback from Ripley Creek Road easement line shall be 20 feet. Minimum side
and rear yard setbacks shall be 5 feet.
