The application was reviewed by the Jefferson County Department of Community Development for the presence of Environmentally Sensitive Areas (ESAs). The Department conducted a review and has concluded that the property DOES NOT contain Environmentally Sensitive Areas. However, future proposals will be subject to a new ESA review and conditions may be added if new ESAs are found on the property. 2.) A Small Parcel Erosion and Sediement Control Plan has been submitted and approved by the Department of Community Development. Once the subject permit has been issued the applicant shall fully implement the provisions of the submitted plan and contact the Jefferson County Department of Community Development to arrange a schedule to inspect the property for plan compliance. A Certificate of Occupancy will not be issued until the Department verifies plan compliance. No clearing for roadways or utilities shall occur on the project site until clearing necessary for the installation of temporary sedimentation and erosion control measures have been completed. 3.) Jefferson County determined that this proposal is categorically exempt from review under the State Environmental Policy Act(SEPA) pursuant to WAC 197-11-800(1)(b)(i). 4.) The site plan as submitted with the detached garage building permit application on March 10, 2003 has been reviewed for consistency under the UDC, and has been approved by Jefferson County Department of Community Development. Any modifications, changes, and/or additions to the stamped, approved site plan dated March 18, 2003 shall be resubmitted for review and approval by Jefferson County Department of Community Development. 5.) This approval is for a detached garage only. Any future permits on this site are subject to review for consistency with applicable codes and ordinances and does not preclude review and conditions which may be placed on future permits. 6.) The parcel has been designated as RR 1:5 under the Jefferson County Comprhensive Land Use Map effective August 28, 1998. 7.) A Notice to Title was recorded on September 12, 2000 under AFN 437084 to combine Lots 25-29 BLock 54 of Irondale#2 for septic purposes. The applicant is not required to submit a Declaration of Restrictive Covenant to combine the lots for building purposes. 8.) An address of 204 8th Avenue has been assigned to the parcel. 8th Avenue is a county local access road (C674709) and West Moore is a private road (P450). 9.) A road approach (RAP02-0081) has been approved off of 8th Avenue. A critical area review (CAR00-0350)was finaled on 8/7/00 for a septic permit (SEP00-0185)that will be issued with these building permits (BLD03-0146 & LD03-0147). 10.) The lots were created through the Irondale No. 2 Subdivision on January 11, 1910. 11.) The building height shall not exceed 35 feet. 12.) Minimum setback from 8th Avenue and West Moore rights-of-way shall be 20 feet. Minimum north and east property line setbacks shall be 5 feet.
