The application was reviewed by the Jefferson County Department of Community Development for the presence of Environmentally Sensitive Areas (ESAs). The Department conducted a review and has concluded that the property DOES NOT contain Environmentally Sensitive Areas. However, future proposals will be subject to a new ESA review and conditions may be added if new ESAs are found on the property. 2.) The applicant is proposing to create or add 406.5 square feet of impervious surface and 788 square feet of land disturbing activities. Sections 6.6 and 6.7 of the Jefferson County Unified Development Code requires that your proposal adhere to Best Management Practices (BMPs). 3.) The project shall adhere to the Best Management Practices (BMPs)to control stormwater, erosion and sediment during construction. BMPs shall address permanent measures to stabilize soil exposed during construction, and in the design and operation of stormwater and drainage control systems. 4.) Jefferson County determined that this proposal is categorically exempt from review under the State Environmental Policy Act (SEPA) pursuant to WAC 197-11-800(1)(b)(i). 5.) The building height is not to exceed 35 feet. 6.) Minimum setback from Sparrow Ct is 20 feet. Minimum side and rear setbacks are 5 feet. 7.) Maximum lot coverage is not to exceed 45%. Lot coverage is defined as amount of impervious surface which includes rooftops, driveways, concrete, etc. 8.) This is a legal conforming lot designated as MPR- SF 4:1 under the Jefferson County Comprehensive Plan Land Use Map effective August 28, 1998. 9.) This parcel was created March 26, 1979 through the Plat of Port Ludlow#4 subdivision recorded under AFN 256622, Vol 6, pp 54-56. 10.) Sparrow Ct(C513509) is a county local access road. The road approach is existing, and an address of 101 Sparrow Ct has been assigned to the parcel. 11.) A building permit (BLD91-00789)was approved November 8, 1991 for a single family residence with attached garage. A building permit(BLD93-00350)for a proposed greenhouse addition was cancelled August 1, 1994. 12.) This site is served by Olympic Water& Sewer. 13.) This approval is for a garage only. Any future permits on this site are subject to review for consistency with applicable codes and ordinances and does not preclude review and conditions which may be placed on future permits. 14.) Per Section 3.107 of the Port Ludlow MPR Code, accessory dwelling units shall not be allowed in the MPR-SF zone. 15.) The site plan as submitted with the building application on April 9, 2003 has been reviewed for consistency under the UDC, and has been approved by Jefferson County Department of Community Development.
