The application was reviewed by the Jefferson County Department of Community Development for the presence of Environmentally Sensitive Areas (ESAs). The Department conducted a review and has concluded that the property DOES NOT contain Environmentally Sensitive Areas. However, future proposals will be subject to a new ESA review and conditions may be added if new ESAs are found on the property. 2.) Jefferson County determined that this proposal is categorically exempt from review under the State Environmental Policy Act (SEPA) pursuant to WAC 197-11-800(1)(b)(i). 3.) The applicant is proposing to create or add 624 square feet of impervious surface and 650 square feet of land disturbing activities. Sections 6.6 and 6.7 of the Jefferson County Unified Development Code requires that your proposal submit a Calculation Sheet. The applicant submitted a calculation sheet. 4.) The project shall adhere to the Best Management Practices (BMPs) to control stormwater, erosion and sediment during construction. BMPs shall address permanent measures to stabilize soil exposed during construction, and in the design and operation of stormwater and drainage control systems. 5.) The parcel is a legal nonconfroming lot that is designated as Rural Residential [Rr 1:5] under the Jefferson County Comprehensive Plan Land Use Map effective Aug. 28, 1998. 6.) This approval is for an Attached Garage only. Any future permits on this site are subject to review for consistency with applicable codes and ordinances and does not preclude review and conditions which may be placed on future permits. 7.) The site plan as submitted with the building permit application on May 22, 2003 has been reviewed for consistency under the UDC, and has been approved by Jefferson County Department of Community Development. Any modifications, changes, and/or additions to the stamped, approved site plan dated May 22, 2003 shall be resubmitted for review and approval by Jefferson County Department of Community Development. 8.) An application (SEP03-0042) for installation of a sewage disposal system was made February 19, 2003 and issued March 11, 2003. Finalization of the permit is pending. 9.) An application for a road approach permit(RAP03-0035) on the property was made on February 19, 2003 and issued February 19, 2003. 10.) Maximum impervious surface area for Parcel#701-205-004 shall not exceed 25 percent. 11.) Minimum setback from the Old Lindsey Hill Road right of way line shall be 20 feet. Minimum setback from the Lindsey Hill Rd. right of way line shall be 20 feet. Mininum rear yard setbacks shall be 5 feet. 12.) The building height shall not exceed 35 feet. 13.) A minimum of 2 on-site parking spaces shall be provided for the attached garage. 14.) Outdoor residential storage shall be maintained in an orderly manner and shall create no fire, safely, health,or sanitaary hazard. 15.) Not more than two (2) unlicensed or inorporable vehicles shall be stored on any lot unless totally screened from view of neighboring dwellings and rights of way. Such screening shall meet all applicble performance and development standards specific to the district in which the storage is kept,and shall be in keeping with the character of the area. Screening shall meet the requirements of the Unfied Development Code (UDC) Section 6. Outdoor storage of thirteen (13) or more unlicenced or inoperable vehicles is prohibited except in those districts where specied as an automobile wrecking yard or junk (or savlage) yard and allowed as a Permitted Use in Table 3-1 of the UDC, and such storaage shall meet the requirements of UDC Section 4.10. In no case, shall any such unlicenced or inoperable vehicles be stored in any Environmentally Sensitive Area (ESA). 16.) The drywell shall be setback a minimum of 10-feet from the septic tank. 17.) A permit(BLD03-00254) for installation of a manufactured home was issued May 13, 2003 on the property.
