Jr. <br />James A; DeLeo <br /> <br />Chairman <br />Vice-Chairman <br />Member <br />Alternate <br /> <br />M I NUT E S <br /> <br />11 October 1985 <br /> <br />Full Board convened at 9:00 A.M., Dalgleish, Douglas, Barber and Clerk Lea <br />were present. <br /> <br />,/ ~/ <br /> <br />BE-85-64-LO (Parcel 989-701-502) The Board made an inspection of this lot at <br />the start of the meeting. The findings were that the eastern two lots (2 & 4) <br />have no land not occupied by a bulkhead and sidewalk, Lot 6 has only 40 feet <br />between sidewalk and bank to the beach, Lot 7 is all in tidal flat/beach. Lot 8 and <br />one half of vacated Benton Street have 55 feet between the sidewalk and the <br />bank to the beach. The usable portion of the parcel represents only 15% of the <br />total area of the five lots and one half vacated street. Water front property on <br />W'ater street in this area ,.5 valued from a basic $1000 per front foot with <br />adjustments for depth of lot. The four lots and one-half of Benton "Street vacated <br />have 256y, front feet. The Board moved to adjust the land value of the parcel <br />from $55,000 to $38,475. <br /> <br />BE-85-31-LO (Parcel 981-002-230) The Board inspected this parcel on 09-16-85 and <br />found that this parcel has a fire hall on 'one side, street on two sides and marsh <br />~ land on front side encroaching into lot. This parcel may be governed by Shoreline <br />11anagemen1; restrictions and wet land problem. The Board moved to reduce this <br />val uationfrom $5,000 to $1,000. <br /> <br />BE-85-32-LO (Parcel 502-164-012) The Board inspected this parcel on 09-16-85 and <br />found it to consist of marsh and wet lands clearly under governmental regulation, <br />The Board reviewed current valuations of all marshland 'parcels at the mouth of the <br />Duckabush River and find a mean valuation of $500 as equitable;therefore the Board <br />adj~s~ed the valuation of the 8.77 acres from $21,925 to $4,385. <br />\ ' <br /> <br />BE-85-33-LO (Parcel 502-211-003) This parcel is in the same Duckabush River <br />water shed as 32LO above. The Board moved to SUSTAIN current valuationof $4,000 <br />for this 8 acre parcel. <br /> <br />. <br /> <br />. , <br />, <br /> <br />BE-85-76~C (Parcel 989-704-207) The State Revenue Department recommended an <br />adjustment from $136,000 to $99,000 by letter dated 8-13-85 subsequent to a <br />reins~ection of the building. With the concurrence of the appellant, the Board <br />approved the adjustment. <br /> <br />BE-85-34-R (Parcel 002-285~022) The Board inspected this parcel on 09-05-85 and <br />found that the mill in question is .2miles distant south from the home. The , <br />Board moved to SUSTAIN the valuation of $22,750 in land and $90,000 on the buildinqs. <br />Request for permit to build a Chipper plant has been table~4awaiting a Enviromental' <br />Impact Statement from owner. <br /> <br />BE-85-22-LO (Parcel 001-093-005) The Board inspected the parcel on 09-24-85 <br />and found it to be a wooded tract with adjoining parcels valued at $3,000 per acre. <br />The Board moved to reduce the valuation from $59,375 to a total valuation of <br />$37,500. <br />
