Douglas <br />Archie Barber, Jr. <br /> <br />Chainnan <br />Vice-Chairman <br />Member <br />Al ternate <br /> <br />M I NUT E S <br /> <br />7 AUGUST 1987 <br /> <br />The meeting was called to order by Chairman Dalgleish at 9:20 A.M.. <br />All Board members and Clerk Lea were present. <br /> <br />BOE-87-056-R: - Parcel # 996-200-015 - Petitioner Marlow was not present at <br />the hearing. The petition gave a comparable lot sold in May, 1987, at $6,200 <br />and further protested both the square footage purported to be in, a 6'x6' bath <br />house, a 16' Godesic storage dome and a two-story 24'x36' house as well as the <br />degree of completion and classification of construction of the house. <br />The Assessor referred to an alternate lot comparable sold in February, 1987 <br />for $6,300' and also acknowledged that it would be appropriate for the Board <br />inspection to include a review of the class of construction and the degree of <br />completion prior to making a decision on tile valuation of this parcel. <br /> <br />BOE-087-0570R: - Parcel #977-700-072 - Mr. O'Hara was present at the hearing. <br />He protested the increase in valuation from $44,530 to current valuation of <br />$47,895, calling to the attention of the Board that the two-bedroom 768 sq. ft. <br />wood frame house (no basement) was in the "30"s, that the outbuildings <br />were a 36'x36' barn and a 5'x5' well house. This house is currently rented for <br />$340 per month. <br />Bob Shold reported that~the land value of $11,000 should be sustained as <br />consistant with Jand values of the area. He sU9gested that the valuation of the <br />building improvements might be reduced to $31,285 subject to concurrence of the <br />Board after an inspection of the parcel. Mr. Q'Haraindicated that he would <br />find this adjustment acceptable. <br /> <br />BOE-87-058-R: - Parcel #977-700-076 ~ Mr. O'Hara .was pr.esent at the hearing. <br />He purchased parcel in 1978 for $85,000 and now has it 1 i,sted for $126,500. <br />He presented four comparables sold in 1986/87 for $99 to$l03,000. Lastly he <br />professed that the house size should be considered over building above neighboring <br />parcels. <br />Bob Shold reported that he had reviewed the valuation of this parcel and the <br />petitioner's comparables, some of which are not on Marrowstone Island and sllould <br />be excluded as evidence. He confirmed that the Ilouse is overbuilt for the area. <br />It was recommended that the land value of $11,000 should be sustained as comPlable <br />in the area; however, the building inprovements might be reduced to $100,025 --- <br />subject to the Boards inspection. <br /> <br />BOE-087-059-LO: - Parcel #951-909~201 - The petitioners were not present at <br />the hearing. The petition stipulated that it is 3000 ft. to the nearest water <br />main (which would cost $24,000 @ $8 per foot to bring in a main) and that platted <br />Oneata. and Al bertsen streets are not cl eared. Thejpetiti oned for a reduction of <br />lot values to $450 per lot. . <br />The, Boa rd confi rmed that the current valuations are based on cri teri a set by <br />the Board of Equalization anall of Fowlers Park Addition in 1985 revaluation. <br />The petitioner provides no sales comparables to substantiate their requested <br />reduction in valuation. The Board decided to sustain the current valuation of <br />this parcel at $20,000. <br />
