The parcel <br />was located one block west of the Fair Grounds with no current access available. The <br />lots in this block ~re tapered in length and the eight lots are equivalent to <br />seven lots in the other easterly blocks of this plat. TheYflmay be three building sites <br />under current buil ding codes. THe nearest sewer 1 ine is two blocKs distant. The <br />Board decided that the valuation should be set at $1,500 for each of the seven lots <br />totalling $10,500 and then reduced by 30% because of access and sewer main costs to <br />make the lots useable. <br /> <br /> <br />BOE-87-038-LO (PARCEL # 933-301-001): This parcel. (also inspected at 11:00 A.M. on <br />08-19-87) is located across the street from the f41~ Grounds with a newly resurfaced <br />road on the east side. (Jackman St.) The block contains ten lots and the sewer main <br />is one block away from the northeast corner of the block. The Board decided to sustain <br />the current valuation of $24,500 for the parcel based ona lot value of $2,450, <br /> <br />BOE-87-039-LO (PARCEL #933-302~501) : This parcel (also inspected at 11:00 A.M. on <br /> <br />08-19-87) is located across the street from the fair Grounds and the newly developed <br />RV Park theron. It also has the newly resurfaced Jackman Street on the east side and <br />it is two blocks from the sewer main. The land in this block has every indication <br />of being partially flooded in the wet season. The Board decided to reduce the valuation <br />of this parcel from $35,000 to $28,000 -- for $1,500 to $1,400 per lot -- through a <br />20% redaction for wet land condition and distance to sewer line. <br /> <br />BOE-87-040-LO PARCEL NO. 933-302-601) : This parcel (also inspected at 11:00 A.M. <br />on 08-19-87 is a ten lot parcel with some taper to the back (Western) 1 ine, three <br />blocks from the sewer and no current access available. The Board decided to reduce <br />the valuation of $15,000 to $10,500 -- $1',500vless 30% for access and sewer connection. <br />fH'" L6t <br /> <br />BOE-87-055-LO PARCEL NO. 961-8Q6-407): The board inspected this parcel at 1:13 P.M. <br />on - -8 an foun t at t ere is a gully through the middle of the parcel. The <br />Board also lOOKed at the comparables presented by the Assessor at the he~ring. It was <br />the decision of the Board that the comparables substantiate sustaining the current <br />valuation of $2,000. <br /> <br />BOE-87-056-R (PARCEL NO. 996-200-015) : The Board inspected this parcel at 2:16 PM <br />on 09-02-87. ThlS parcel of land lS comparable to a Block 39 in the neighborhood <br />which sold for $6,300 in February, 1987. The building is not classifiable under the <br />Assessor's construction codes and cannot be considered completed. The Board decided <br />to sustain the land valuation of $6,000 but to reduce the improvements valuation to <br />$17,700 -- $20 per 1770 square feet less 50% for poor construction and state of <br />completion. <br />
