Broders. Member James A. DeLeo was absent. <br /> <br />DETERMINATIONS <br /> <br />Marco A. It was agreed that while the noise issue presented by the appellant at the hearing is essentially <br />accurate, there have been sales of similar property in the area that are subj ect to the same noise. This <br />indicates that the current assessed valuation represents fair market value. Based on the sales of <br />comparable properties, it is likely that this parcel would sell for the current assessed value if placed on the <br />open market. Thus, the Board is compelled to uphold the Assessor's valuation. Vice-Chairman Broders <br />moved to sustain the Assessor's valuation of$487,685 ($158,750 for the land and $328,935 for the <br />improvements). Chairman Marlow seconded the motion. Based on sales of comparable properties, the current assessed value represents <br />the fair market value of this parcel if placed for sale on the open market. Thus, the Board is compelled to <br />uphold the current assessed value. Vice-Chairman Broders moved to sustain the Assessor's valuation of <br />$507,450 ($184,000 for the land and $323,450 for the improvements). Chairman Marlow seconded the <br />motion.
